BOSTON, November 28, 2005 – LAWFUEL – The Law News Network – Bingham McCutchen, an 850-attorney law firm with 11 offices worldwide, signed a 15-year lease today for approximately 320,000 square feet spanning 13 floors at One Federal, nearly 80,000 square feet more than it occupies now at 150 Federal. Bingham’s Boston office has been located at 150 Federal for nearly 20 years. From 1924 to 1971, Bingham, which was then known as Bingham, Dana & Gould, was located at the original building at One Federal.

The Bingham McCutchen deal is among the largest law firm lease transactions in the
country for 2005, and the largest lease transaction in downtown Boston since 2001.

“Bingham McCutchen’s move to One Federal Street not only signifies our commitment
and investment in Boston, but also reinforces our steady, strong and confident growth,” said Bingham Chairman Jay S. Zimmerman, adding that Bingham is undertaking other significant real estate projects in London, San Francisco and Washington, DC.

Boston real estate officials involved in the lease transaction praised the deal, noting the ideal fit between a law firm like Bingham and a property like One Federal.

“Bingham’s stature as one of the nation’s premier and dynamic law firms establishes it
as the type of marquee tenant this building serves so well,” said Mark Weld, managing
director of ING Clarion, speaking on behalf of the ownership and management of One
Federal Street. Weld noted that ING had traditionally not rented to law firms, but added that during negotiations with Zimmerman he became convinced that Bingham was ”the kind of tenant we wanted.”

Bingham will lease the 10th, 11th, 13th through 17th, and 30th through 35th floors at One Federal, moving into space currently occupied by Fidelity Investments, which is
relocating in the summer of 2007. Bingham will be the largest tenant at One Federal,
owned and managed by ING Clarion in a joint venture with Jamestown, a commercial
management company.
